Job Summary

Assist in planning, coordination, guidance, direction of Utilities Operations. Maintain effective communication and contact with utilities support staff, other campus support staff and campus users with an emphasis on the operation and maintenance mission as a customer service organization. Provide support for operations and maintenance of campus utilities systems. Schedule and implement routine and preventive maintenance of utilities equipment and systems per manufacturers’ recommendations on a daily, monthly and annual basis. Implement and utilize good housekeeping practices at all times. Maintain a clean orderly work area at all times.

Minimum Qualifications

Completion of an approved apprenticeship program in heating, ventilation and/or air conditioning; or a high school diploma and four years of appropriate experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

Preferred Qualifications

The position will require strong experience in the operation and maintenance functions required by a central utilities plant. Must be well organized Must be able to manage a computerized work order system. Must have strong interpersonal skills

Essential Functions

Description of Job Duty

Responsible for operation and maintenance of Utility Systems during assigned shift.

Maintain a clean well organized facility (Building 40).

Monitors and operates utility equipment control systems which includes but is not limited to :

Siemens building automation systems
Trane building automation systems

Provide assistance in response to request from university customers which include but is not limited to:

Building comfort complaints

Activation of heating, air conditioning and ventilation (HVAC) systems during scheduled unoccupied hours

Special events

Emergencies

During the 1500 to 2300 shift and 2300 to 0700 shift, responsible for monitoring all utilities systems.

Between 1700 and 0700 responsible for monitoring all utilities systems and responding to all trouble calls and take corrective actions as required to resolve problem.

Maintain an up to date equipment list in work order data base (TMA).

Stay current on proven equipment, technology and systems that result in efficient utility conservation practices for all utility systems.

The utility systems include but are not limited to:

Chilled Water Systems
Compressed Air Systems
Electrical Distribution Systems
Emergency Electrical Generators
Heating Hot Water Systems
Irrigation Systems
Drinking Water Systems
Sanitary Sewer System
Storm Water Collection, Detention and Retention Pond and Treatment Systems

Description of Job Duty

Maintain and clearly identify required equipment list, maintenance logs, reports, leave request, permits, registrations and any other utilities documentation in an organized manner that can be easily located and accessed by all Department staff. Maintain a spare parts list required for equipment routine maintenance. The equipment list should be entered into TMA and should include but not be limited to equipment identification tags, type equipment, equipment name plate information, installation date, location, preventive maintenance requirements, etc: Air Compressors Back Flow Preventers Boilers (>500,000 BTU per Hour Input) Chillers (Water Cooled and Water Cooled) Chilled Water Chemical Treatment Equipment Chilled Water Pumps Chilled Water Pumps Motors Cooling Towers Cooling Tower Fans Cooling Tower Fan Gear Drive Cooling Tower Water Chemical Treatment Equipment Cooling Tower Water Pumps Cooling Tower Water Pumps Motors Cooling Tower Fan Motors Electrical Transformers Electrical Switchgear (High and Low Voltage) Expansion Tanks Ground Water Pumps Ground Water Pump Motors Heating Hot Water Chemical Treatment Equipment Heating Hot Water Pumps Heating Hot Water Pumps Motors Motor Control Centers Drinking Water Sampling Stations Pressure relief valves Sewer Lift Station Pumps Sewer Lift Station Pumps Motors Standby Electric Generators

Description of Job Duty

Assist in evaluating internal processes, monitor progress, and implement facilities best management practices to enable a continual quality improvement culture within utilities operations.

Provide initiative and creativity to guide utilities operations to fulfill the Department’s mission with limited resources.

Promote high standards of workmanship for all tasks performed. Initiate a quality control program to assure that that each task is completed in a timely, safe manner and meets best management practices for the task performed.

Initiate work orders for each assigned task (TMA).

Collect and report monthly utility consumption from facility sub-metering for electrical, natural gas, drinking water, irrigation water, make-up water and sanitary sewer.

Implement, develop and update standard operating procedures as required.

Description of Job Duty

Schedule applicable safety and environmental training and appropriate tools and protective equipment as required for each task. Comply with Environmental Health and Safety Standards in accordance with UNIVERSITY POLICY ES-02.01 – 09/01 and provide oversight that these “UWF Adopted Standards” are followed when performing assigned tasks.
